PROJECT DELIVERY STRATEGY
DELIVERY METHODOLOGY
1. Project Leadership
Assigning PM leads on the project with experience in luxury hospitality, Middle East projects, and fit-out works is of paramount importance. With our team’s background in companies such as Turner, Mace, AECOM, and other global firms, we have the resources and knowledge to assemble a world-class project team.
2. General Requirements
Access to food, water, and energy will be critical during the duration of the project. The New Look will take the lead in ensuring that all local general requirements are planned, coordinated, and managed efficiently. The client’s role in this is of greatest importance, and we will rely on well-organized support and infrastructure.
3. Mobilization
An efficient mobilization process will be key to “hit the road running.” With experience in delivering projects around the world—including Russia, Kazakhstan, Azerbaijan, UAE, USA, UK, and Africa—we will be at the forefront of planning mobilization from day one.
4. Staffing
Through the combined capabilities of ALAMCO and The New Look, we will ensure access to sufficient skilled manpower for project execution. ALAMCO’s extensive operational infrastructure in KSA and The New Look’s local support and logistics will allow effective deployment of skilled teams. Specialist subcontractors will be engaged for super-luxury installations and high-end finish oversight to ensure premium quality and precision.
5. Phasing
The overall project schedule, as well as the Program 8 Schedule, will be reviewed as part of our site visit and coordination meetings. Proper planning and phasing will be integral to on-time delivery.
6. Design Development / BIM
Design Development and BIM requirements will be handled to the highest international standards. A specialized subcontractor with extensive BIM and design experience will be engaged, capable of delivering at LOD 500 level as required for Facility Management integration.
7. LEED / Sustainability
A sustainability-focused subcontractor will support our efforts to meet LEED requirements, currently envisioned to reach Platinum level. Material and lighting testing protocols will be developed well in advance to align with certification requirements.
8. Interface with MEP / Structure and Other Trades
Effective coordination with MEP and Structural contractors and consultants is critical to the success of the project. Our JV team will actively support this process, ensuring seamless collaboration across all disciplines involved.
9. Liaison with Design Consultants
Coordination with international design teams during the preconstruction phase is essential to ensure clarity, timely approvals, and alignment with client expectations. The New Look and ALAMCO will work closely with designers to validate material selections and suggest efficient alternatives without compromising design intent.
10. Material Submittal and Sourcing
The New Look and ALAMCO will oversee the preparation of architectural submittals, shop drawings, sample reviews, and mockups. This includes handling sourcing, supplier approvals, and compliance with required quality benchmarks and specifications.
11. Off-site Fabrication
ALAMCO will manage off-site fabrication through its in-house manufacturing facility. All joinery, furniture, and FF&E components will be fabricated under strict QA/QC protocols, ensuring accurate measurements, quality finishes, and secure packaging for delivery and installation.
12. Logistics / Delivery of Goods
A dedicated logistics team will supervise the end-to-end process of transporting materials from the production site to the project site. The strategy includes secure handling, temperature-controlled storage where required, and scheduling aligned with site readiness and phasing plans.
13. Local Supply Chain Management
Both companies will leverage their deep regional networks to procure local materials such as cement products, finishes, consumables, and related construction supplies. Procurement will begin from day one, ensuring minimal delays and optimized costs.
14. Commissioning and Handover
From testing and commissioning to punch list resolution, BIM updates (LOD 500), and warranty documentation—The New Look and ALAMCO are committed to delivering a project that leaves a lasting impression. Every detail will be addressed to ensure smooth handover and client satisfaction.
ALAMCO’s Contribution
- Joinery Manufacturing: Precision-crafted wood and metal joinery for partitions, feature walls, and furniture.
- Furniture Production: Custom-made, high-quality furniture built in-house to match project-specific design and durability requirements.
- FF&E Execution: Full-scope handling of furniture, fixtures, and equipment—from procurement to installation.
- Ceiling & Wall Treatments: Functional and aesthetic ceiling and wall systems designed and installed with precision.
- Maintenance Contracts: Long-term agreements for scheduled maintenance and rapid response to preserve space quality.
